Floodplain changes draw concerns
A recent public meeting by the District of Muskoka on an Official Plan Amendment drew numerous speakers with differing views on the proposed policies.
Much of the discussion centred on proposed floodplain mapping updates in low-lying areas throughout Muskoka. Some property owners argued the changes could limit future development opportunities and negatively affect property values.
Nick McDonald of Meridian Planning said the amendment is the result of years of consultation and focuses on growth management, resort development, environmental resiliency, lake system health and alignment with provincial planning policies.
Several residents questioned whether the public had been adequately informed about the potential impacts of the changes. Others raised concerns about water levels, hydroelectric operations and the economic effects on waterfront properties. A number of speakers also stated they intended to preserve their right to appeal to the Ontario Land Tribunal.
The Muskoka Lakes Association voiced general support for the amendment while recommending adjustments to policies related to buffers and setbacks near sensitive environmental features.
Councillors noted many concerns surrounding water levels and hydroelectric generation fall under provincial jurisdiction. District staff said all public comments and responses will be documented before a final recommendation report is presented to District Council for consideration.
